How Folio gives guidance
Folio is built to be genuinely useful about property, with real data, tools and education. To stay on the right side of New Zealand law, there are a few things we deliberately don’t do. Here’s exactly where the line sits.
Folio provides general property information and tools. It is not financial advice, tax advice, or legal advice, and it doesn’t take account of your personal circumstances. Figures are indicative estimates based on the data and assumptions shown. For decisions about borrowing, insurance, investment products, tax, or your legal position, talk to a licensed professional, Folio can connect you via Services.
What we’ll happily help with
- Factual property data: prices, beds and baths, CV, suburb stats, school zones, bond data.
- General property education and market commentary.
- How-to and process explainers: buying steps, healthy-homes obligations, settlement.
- Calculators you drive yourself, returning indicative figures from your own inputs.
- Plain-English explanations of how a tax or legal concept works in general.
Tools and estimates, useful, but always indicative
- Cashflow, yield, equity and LVR worked out on your own property, as indicative tools, with the basis shown.
- Deal-match scores and the Folio Score, an informational signal of fit to the criteria you set, never a recommendation to buy.
- Your usable-equity / borrowing-capacity estimate, as information, never a nudge to borrow.
These are tools and signals to help you think, not advice. We always show the basis, and the numbers are estimates, not forecasts or guarantees.
What we won’t do. We’ll point you to a licensed pro instead
- Recommending a specific mortgage, loan structure, insurance policy, or investment product, syndicate or share.
- Designing an investment plan for you, or telling you to buy or sell a specific property.
- Giving tax or legal advice for your specific situation.
